Commercial Air Fresheners and Odour Control Systems

Odour control is chemistry, not masking. Neutralise it properly or the complaint returns.

Actichem Airfresh Spray – Ultimate Odour Controller & Deodoriser
Posted on by John Wei

Most commercial complaints about smell are not complaints about fragrance. They are complaints about a source nobody has treated — a drain, a bin room, a urinal, or carpet that stayed damp. Buying a stronger air freshener is the fastest way to spend money without changing anything.

Masking, neutralising and treating the source

Commercial air care splits into three different jobs: fragrance for presentation, neutralisers that chemically bind odour molecules, and treatments that remove the source in drains, bins and urinals. A dispenser handles the first. The second and third are what stop a building smelling, and they are bought as chemistry rather than as machines.

Prices are Freshway catalogue prices as at 16 September 2026 and are subject to change. Confirm the current price, and whether GST applies, before quoting.

AD-240M washroom air freshener dispenser unit for commercial washroom odour control
The AD-240M washroom air freshener at A$110.00. A dispenser sets the fragrance, not the odour level. See odour control.

Start with the source, in this order

  1. Drains and floor wastes. Biological film in the trap is the single most common source in washrooms and kitchens. It needs an enzymatic treatment on a schedule, not a spray.
  2. Urinals and toilets. Screens, blocks and in-cistern sanitisers keep the source under control between services.
  3. Bin rooms and compactor areas. Wash the container, then deodorise it. Fragrance over a soiled bin is a smell with two layers.
  4. Soft surfaces. Carpet and upholstery hold odour. A carpet odour absorber treats the fibre; a room spray does not reach it.
  5. Air. Once the sources are handled, a dispenser or a neutraliser in the air handling path keeps the presentation consistent.

The distinction that matters at the quote stage is neutraliser versus fragrance. A neutraliser is dosed by area and consumed as the odour is treated; a fragrance is dosed by dispenser and consumed at a predictable rate. They belong in different lines of the budget, and mixing them is why odour programmes drift over time.

Dispensers, and the consumable you get locked into

A commercial dispenser decides which refill the site buys for the life of the unit, so the refill format should be chosen first. Two things decide the model.

  • Coverage and mounting. A washroom cubicle, a corridor and a bin room are different problems, and a unit sized for a cubicle will not carry a loading dock.
  • Service interval. The recurring cost is refill frequency, so a larger reservoir usually beats a cheaper dispenser over a twelve-month contract.

We also hold the washroom-side consumables that sit with the dispenser: Freshway air fresheners, urinal screens and deodoriser blocks, and in-cistern sanitisers. Matching them to the same service visit is the practical way to keep the schedule.

Where fragrance is the wrong purchase

Three situations repeatedly turn up where a dispenser is not the answer. A childcare or aged care setting where strong fragrance is itself a complaint. A food premises where a fragrance can taint product. And any site where a persistent odour is a symptom of a moisture or drainage problem rather than a cleaning problem. In all three the correct purchase is treatment chemistry, and in the last one it is a maintenance job.

Sizing a programme without guessing

Do it in three numbers: the count of odour sources (urinals, floor wastes, bin locations), the area that has to be presented, and the number of service visits per week. From there the split between treatment chemistry and dispensers usually resolves itself, and the consumable budget becomes predictable instead of growing quietly.

Storage and handling

Concentrated deodorisers and neutralisers are chemicals like any other: keep them labelled, keep the safety data sheets with them, and do not decant into unmarked sprayers. SafeWork NSW sets out the underlying duties in its chemicals and other substances reference, and where products are disposed of at the end of their life the EPA NSW chemicals guidance covers storage and disposal.

Questions we get asked most

What is the best commercial air freshener?
There is no single answer, because it depends whether the requirement is presentation or odour treatment. For presentation we supply dispenser units such as the AD-240M at A$110.00; for treatment we supply neutralisers, including Agar Freshaire at A$93.24 and Freshway Neutra Fresh at A$24.00.
What is the best air freshener machine for businesses?
The one whose refill you can keep in stock and whose service interval matches your cleaning cycle. A larger reservoir generally costs less across a year than a cheaper dispenser that needs refilling every week.
How much does an automatic air freshener dispenser cost?
In our range the washroom air freshener unit is A$110.00. The recurring cost is the refill rather than the dispenser, so compare cost per service interval instead of the purchase price alone.
What is the strongest longest lasting air freshener?
Strength is the wrong measure if the odour has a source. Treat the drain, bin or urinal first with a neutraliser or enzymatic product, then present the room with fragrance. Fragrance over an untreated source fades into a two-layer smell.
Which air freshener dispenser is the best?
Choose the refill format first, then the unit that takes it, then check coverage for the space. For a cubicle, corridor and loading dock you will usually need two different models rather than one.
